Check the Property Title Carefully
Before buying, request a copy of the Transfer Certificate of Title (TCT) or Condominium Certificate of Title (CCT) and verify it:
- Matches the property address and lot area.
- Is free from liens, encumbrances, or annotations.
- Can be verified through the Land Registration Authority (LRA) or Registry of Deeds.
